Preventive Maintenance

We offer preventive maintenance services for both the heating and cooling seasons.

These services are described in detail below. 

Furnace Maintenance & Inspection
 Visual inspection for obvious problems, e.g.
  • Benting that is rotting away
  • Water or gas leaks
  • Equipment is un-level
  • Incorrect installation

Blower Vestibule

  • Cleanliness of blower and vestibule
  • Condition of filter
  • Wheel balance
  • Motor bearings

Combustion Vestibule

  • Cleanliness of burners and vestibule
  • Inspect burners and orifices
  • Pilot assembly, thermocouple, spark igniter, hot surface igniter
  • Combustion blower, air safety switches, roll out switches
  • Mollenex connectors, wire connections, spade connectors

Cycling of Unit & Testing

  • Measure amperage of all motors and hot surface ignition
  • Pressure switch measurements of heat exchanger
  • Draft readings of venting
  • Combustion testing to determine: efficiency, carbon monoxide, carbon dioxide, oxygen, stack temperature, ambient temperature
  • Temperature rise across the heat exchanger
  • Duct static readings when required

Indoor Equipment

  • Air handler blower, blower motor, blower wheel, filter
  • Condensate drain
  • Refrigerant line insulation
  • Temperature ris measurements
  • Humidifier bypass damper

Outdoor Equipment

  • Visual inspection for level and raised above the ground
  • Cleanliness of the condenser coil and flush
  • Electrical compartment cleanliness, controls, capacitor, contactor, connections, spade connectors
  • Refrigerant temperatures and pressures to determine correct charge
  • Condenser delta-t to determine if coil is clear
